The surprising spring market continues to flourish, defying all expectations of what looked like a potential market meltdown in mid-March. That scenario hasn't happened.

In fact, the market is very active. In discussions with other realtors and builders, the general buzz is that today's buyers are realizing that remote working might become a permanent situation and are thinking harder about buying in outlying locations such as the island of Martha's Vineyard.

Buyers are looking at homes in which they can have a media/Zoom room, fitness room and other areas that make it easier to shelter in place. Swimming pools are in the conversation, too. It's similar to the nesting instinct that arose after the 9/11 attacks.

In the past two week, 42 properties have come to market and 14 offers to purchase have been made. Most agents continue to be busy with showing with the occasional cancellation due to virus fears.

Safety Protocols

In-person showings in which buyer and seller agents and buyers come to look through a home are continuing to increase, according to anecdotal evidence and the experience of Vineyard Open House Real Estate.

All agents are respecting the need for masks and gloves and are maintaining social distances while counseling their clients to follow these safety protocols.
