
#### Spring Real Estate Market Comes to Life - Market Update 5-27-20

The **spring market** has officially **arrived**. In the past two weeks, **35** more properties have come to market, pushing the month's total of new listings to **47** with four days to go in the month of May.

Last year, 48 properties came to market in the **entire month** of May. Thus, there will be **more on the market** this year than last. Sellers' hesitancy to put their homes on the market has largely disappeared, according to these stats.

Another **strong indicator** is the numbers of offers to purchase.

There were **14 offers** to purchase made in the past two weeks, up by two over the previous two weeks. Overall, the month has **23 offers** to purchase to date, just three less than the full month of May last year.

Again, the number show that intent-to-purchase activity will be **equal to or exceed** 2019 totals.

This is **good news** for the real estate market which was shocked to near **stand-still** in mid-March.

#### In-Person Showings

In-person showings in which buyer and seller agents and buyers come to look through a home are **continuing** to increase according to anecdotal evidence, these **healthy statistics** and the experience of Vineyard Open House Real Estate.

Unlike what has been shown on some disturbing Memorial Day videos, the majority of people on Martha's Vineyard are **respecting** the need for masks and gloves and are **maintaining** social distance.

This attention to the suggestions of the medical community is giving everyone involved the **confidence** to continue to do business.

The month of May is **continuing its stronger**\-than-April start with another **24 properties** coming to market. Even better,  there were a **dozen offers** to purchase, beating the total of the previous two weeks, and giving a total of 22 offers for the month--nearly **two and a half times** as many offers for all of April. Clearly, the market is on an upward trend.

Sales were down, but that is more indicative of what was happening in March and April when the **full force** of the coronavirus was hitting the market. Offers to purchase offer a time stamp of what is happening right now. And the signs are **positive.**

#### Virtual Showings

Island agents have been showing up in **large numbers** to take advantage of virtual showings **via Zoom**. Held every Tuesday, the showings are helping get the word out about the homes, and buyers are getting educated about the market. The result is **increased activity.**

Homes are also being shown in person by agents while maintaining strict social distancing guidelines along with the wearing of gloves and masks. Some properties are even being sold **sight unseen.** Cash deals are prevalant as well. And in some recent sales, homes have only **lasted a week** before being snatched up. If you're thinking of selling, there's a market **waiting for you.**

April 2020 is just about done and it is clear what COVID-19 has inflicted on the market. It has administered **body blows**, but the market, while down, is certainly **not out.**

**Forty** **new listings** came to market in April, an increase of **8 percent** over 2019 (40 vs 37). And overall, **52 listings** have come on or returned to market during the month. That's the good news.

#### Sales & Offers to Purchase Are Down

The difficult news is that **sales in April 2020**, with two days remaining, are **down 30%** vs 2019 (21 vs 31). Even more telling, buyers have made just **seven offers** to purchase, a decline of **76 percent** from April 2019.

Clearly, social distancing and the wearing of gloves and masks have made the process of showing homes **more difficult.** FaceTime and Zoom showings have helped pick up the slack. But the **inability of buyers** to get to the island have hurt business.

The **optimism** shown in the introduction of more than 50 listings to market underscores the determination of sellers and their agents in creating a spring market. However, if the buyers don't show up, spring may come **late this year.**

‘Porch living’ isn’t just a phrase describing one of the main ingredients of many of the homes in Oak Bluffs. It showcases a vibrant lifestyle that has carried its inhabitants through the decades and carved out a unique way of spending the summer.

You’ll get to see the many shades of porch living on Thursday, July 21 when the 33rd Annual Cottagers House Tour allows you to go inside and around some of the most iconic homes in Oak Bluffs.

This year the Cottagers are not only marking their 33rd year of the tour, but they are also celebrating the organization’s 60th year in operation.

Consisting of exactly 100 women of color who are property owners on Martha’s Vineyard, The Cottagers is a philanthropic organization whose mission is to raise money for local charities and organizations through a variety of fundraising efforts.

“In the early years we gave just to the Martha’s Vineyard Hospital,” says Olivia Baxter, the current president. “But now it’s organizations all over the island. We have been doing it for 60 years straight and we are very proud not to have missed a year.”

**Get Your Tickets Early**

The House Tour, which will be held from 10 am to 3 pm, is a major fundraiser on the organization’s agenda. It is typically a sellout, so you are advised to buy your tickets early.

Tour goers will be treated to historical homes, classic Oak Bluffs Victorian gems and sparkling renovations that will ignite your imagination for possibilities within your own home.

Other recipients of The Cottagers’ largess include Windemere Nursing and Rehabilitation Center, Oak Bluffs Police Department, Oak Bluffs Public Library, the Council of Aging, the National Association for the Advancement of Colored People, Martha’s Vineyard Regional High School scholarships, plus selected programs for women and nonprofit agencies.

In addition, The Cottagers organize the annual African-American Cultural Festival, the Cottager’s Youth Programs, and this August 11, will feature AARP CEO Joanne Jenkins at the Tabernacle for a program on “Disruptive Aging.”

Advance tickets may be purchased in Oak Bluffs at the Cousen Rose Gallery and C’est La Vie, both on Circuit Avenue.
