The month of July has started at the same **torrid pace** as the month of June. New listings and return-to-market properties totaled **24 listings**, **up** from June. Plus there were **15 offers** to purchase accepted.

And, **sold properties,** representing transactions mostly begun eight weeks ago in early May when the current activity was just heating up **totaled seven.**

The month of June has ended with a **surprising** statistic: **104 properties** came to market (90 new listings and 14 returns to market) and **104 properties** either received **offers or closed**/sold. Is that a **hot market**? It certainly feels like it.

**Thirty-seven more** properties came to market in June over 2019 (104 vs 67), a **55% increase.**

And the offers/closed total is **up more than 37%.**

And the **lag in the market** in March-April has actually suppressed the number of closings in June.

And the more than double **offers-to-purchase** in June (**up 216%** over 2019) will show up later in the summer as a jump in closings.

So, is the real estate market rushing to **make up** for the time lost between March and mid-April?

The activity is certainly **real,** but it remains to be seen whether it **will continue** and will the final results be equal to, or greater than, last year.

All anxiety that the spring real estate activity was going to be **pandemically challenged** has been **erased** by a **charging market.**

Fueled by **cash buyers** flush with capital that needs to be invested, former fence sitters, **urban dwellers** fleeing the city and pent-up demand, the Vineyard real estate market, like markets across the U.S., is **flourishing**.

For the first 15 days of June, **45 new listings** have come on the market, a **55% increase** over the same period last year. Even more encouraging, **30 offers** to purchase have been accepted, nearly **double** that of the same period in 2019.

**Sold properties**, which mostly reflect offers made 30 to 60 days prior during the worst of the current outbreak, are **down** by two at 20. Those numbers will surely rise as closings are registered in the coming weeks.

The **surprising spring** market continues to flourish, **defying** all expectations of what looked like a **potential** market meltdown in mid-March. That scenario hasn't happened.

In fact, the market is **very active**. In discussions with other realtors and builders, the general buzz is that today's buyers are realizing that **remote working** might become a **permanent** situation and are thinking harder about buying in **outlying locations** such as the island of Martha's Vineyard.

#### Spring Real Estate Market Comes to Life - Market Update 5-27-20

The **spring market** has officially **arrived**. In the past two weeks, **35** more properties have come to market, pushing the month's total of new listings to **47** with four days to go in the month of May.

Last year, 48 properties came to market in the **entire month** of May. Thus, there will be **more on the market** this year than last. Sellers' hesitancy to put their homes on the market has largely disappeared, according to these stats.

Another **strong indicator** is the numbers of offers to purchase.

There were **14 offers** to purchase made in the past two weeks, up by two over the previous two weeks. Overall, the month has **23 offers** to purchase to date, just three less than the full month of May last year.

Again, the number show that intent-to-purchase activity will be **equal to or exceed** 2019 totals.

This is **good news** for the real estate market which was shocked to near **stand-still** in mid-March.
